We are certified for mold remediation by an independent industry association (American Indoor Air Quality Council). IAP is one of the few companies in the region that has qualified for specialized liability coverage for microbial decontamination and environmental testing. Industry Guidelines

There are no established standards or regulations for microbial thresholds or decontamination procedures. However, there are guidelines from credible sources. Below are two of several credible sources:

Basic Phases In a Mold Project

The following steps are intended to be general. Sometimes steps 1, 2 and 3 may be provided under the same service contract. Based on the outcome of the first step, some or all of the other steps may not be necessary. In most large remediation projects, a multi-disciplined team is required.

Step 1: Preliminary Mold Evaluation

The objective in this case is to examine the water intrusion and determine the extent of the mold contamination. Make initial determination for the following: moisture corrections, type and extent of clean up, type or extent of treatment, need for more extensive evaluation. In some cases, air / and or surface samples are taken in this phase.

Typically, Step 1 is provided by a professional, remediation, maintenance, or inspection company. Experience in the areas of sample collection (e.g. following industry association protocols), industrial hygiene, and/or mold remdiation are essential. The company should be also have Errors & Omissions and/or Environmental Consultants liability coverage.

Step 2: Extensive Investigation
The primary objective in this step is to determine the extent of the contamination. This can be tricky due to the fact that mold contamination is often hidden. This step often involves air and /or surface sampling.

Step 2 is most often performed an experienced consultant with a strong background in building science and mycology.

Step 3: Development of Scope of Work and Specification for Remediation
Based on the information gathered in the previous steps, a project abatement plan is developed that addresses the following: correction of moisture / water intrusion; designation of areas, building materials, etc that are to be removed or cleaned; how non contaminated areas are protected; management of pressure relationships; level of personal safety requirement; contractor experience and credentials; and other issues that must be addressed for a successful abatement / remediation project.

Step 3 is most often performed an experienced consultant with a strong background in building science and mycology.

Step 4: Microbial Abatement / Remediation
This step involves following the plan as developed in Steps 2 & 3. This work is performed by an experienced and properly credentialed mold remediation company.

Step 5: Project Clearance
This step involves the visual inspection along with sampling and analysis of the space to confirm the success of the abatement / remediation.

Mold Abatement / Remediation Capabilities
