Remediation Specifications

a.) HVAC system cleaning specifications


NOTE: An engineering specification for HVAC system cleaning and sanitizing is available from IAP. This specification is based on eleven years of actual field experience.
Today's HVAC cleaning projects require a new level of sophistication due to the advent of:
  • Highly specialized containment equipment, including high volume HEPA and ULPA filtered vacuum collection systems
  • Advanced source removal technology to dislodge debris adhered to interior duct surfaces without the need for numerous access openings
  • Remote video inspection tools to pinpoint areas of concern and verify cleaning
  • EPA registered materials for specific application in HVAC systems
  • Increased recognition concerning microbial contamination, proper containment and remediation strategies and tactics
  • More stringent standards and procedures for verification

The following should be "key" aspects of any HVAC system cleaning specification:

  • Containment of the potential contaminants.
  • Effective collection and agitation equipment.
  • Adherence to OSHA safety regulations.
  • The experience and skill level of the contractor.
  • Verification and documentation to ensure a successful project.

Importance of contractor credentials

The complex nature of ventilation system cleaning, coupled with a better understanding of the types of contaminants being removed from ventilation systems, makes the need for contractor competency testing and experience all the more imperative. Potentially harmful mold and bacteria are commonly found growing on excessive accumulations of dust, requiring the use of chemical biocides and microbial testing. Gone are the days of simply vacuuming-out whatever happens to be found within the system.

  • The contractor for commercial buildings should employ at least two Air Systems Cleaning Specialist (ASCS) certified by the National Air Duct Cleaning Association (NADCA). Depending on the complexity of the project, the on-site supervisor for the project should be ASCS Certified.
  • The contracting organization should have at least five years of experience or be able to reference five or six similar projects.
